Cancel 30 or more days before check-in: full refund of the nightly rate, less any non-refundable booking or processing fee.
Cancel 14 to 29 days before check-in: 50% refund of the nightly rate.
Cancel fewer than 14 days before check-in: no refund, though we will always try to help where we can.
Cleaning fees are refunded on any cancellation. Taxes are refunded on the portion that is refunded.
Some homes or peak dates may carry a stricter policy, shown at booking.
Refund Policy
Refund timing: Approved refunds are issued to the original payment method, typically within 5 to 10 business days.
Service issues: If something is not right during a stay, contact us right away so we can fix it. Refunds or partial credits for in-stay issues are handled case by case and depend on timely notice.
Non-refundable items: Third party booking or processing fees and optional add-ons already delivered are non-refundable.
Weather and force majeure: Refunds for weather, road, or river conditions follow the cancellation policy unless a mandatory evacuation or closure applies, in which case we will work with you on a credit or refund.
