Cancellation Policy

  • Cancel 30 or more days before check-in: full refund of the nightly rate, less any non-refundable booking or processing fee.
  • Cancel 14 to 29 days before check-in: 50% refund of the nightly rate.
  • Cancel fewer than 14 days before check-in: no refund, though we will always try to help where we can.
  • Cleaning fees are refunded on any cancellation. Taxes are refunded on the portion that is refunded.
  • Some homes or peak dates may carry a stricter policy, shown at booking.

Refund Policy

  • Refund timing: Approved refunds are issued to the original payment method, typically within 5 to 10 business days.
  • Service issues: If something is not right during a stay, contact us right away so we can fix it. Refunds or partial credits for in-stay issues are handled case by case and depend on timely notice.
  • Non-refundable items: Third party booking or processing fees and optional add-ons already delivered are non-refundable.
  • Weather and force majeure: Refunds for weather, road, or river conditions follow the cancellation policy unless a mandatory evacuation or closure applies, in which case we will work with you on a credit or refund.
