Booking and eligibility: The lead guest must be at least 18, and at least 25 for certain homes (Rustic Soak Farmhouse) and 24 for others (Ellie Marie House LITE). The lead guest is responsible for the booking and all guests in the party.
Rates and fees: Rates are per night plus applicable taxes and fees. Texas occupancy taxes apply (6% state, plus 3% WORD tax on New Braunfels river homes and 7% city tax in Seguin). Optional fees include early check-in or late check-out ($25 each), extra vehicles ($15), pet fees ($50 per pet where allowed), and kayak rentals.
Check-in and check-out: Check-in from 4:00 PM, check-out by 11:00 AM, via keyless self check-in. Unapproved late check-out may incur a fee.
House rules: No smoking inside any home. No parties or events except where arranged for combinable group homes. Quiet hours after 11:00 PM. Maximum occupancy is strictly enforced. Pets only where the listing allows, within stated limits and breed restrictions.
Damage and conduct: Guests are responsible for damage beyond normal wear. Exterior security cameras are present on every property for safety; there are no interior cameras.
River and hot tub safety: Water activities and hot tub use are at the guest’s own risk. Supervise children at all times near the river, the lake, and the hot tub.
Liability: Calm Water Rentals is not liable for injury, loss, or damage to the extent permitted by law. Guests use the homes and amenities at their own risk.
Governing law: These terms are governed by the laws of the State of Texas.
